The objective of this research is to investigate how environmental management accounting and control can provide a set of tools designed to support management in making informed decisions, hence aiding NorgesGruppen Eiendom to facilitate the work towards a more sustainable property portfolio that complies with the criteria of the EU Taxonomy among other renowned sustainability certifications. We seek to answer the following research question: “How to use Environmental management accounting and control to understand and track the environmental impact of NorgesGruppen Eiendom?” To gain a comprehensive understanding of how control systems contribute to the implementation of sustainability in practice, we conducted in-depth research using a variety of methods, including interviews, observations, and document analysis. Our findings were further enriched by shared knowledge gained through monitoring and guidance. The data we gathered formed the basis of our analysis, which we compared with existing literature and theory. Through our research, we identified a need for psychological ownership and anchoring among some employees regarding the sustainable strategy and how different environmental aspects are weighed in decision-making. However, we found that competence development through interactive learning can help individuals understand why they should take action toward a sustainable corporation. Bridging the gap between sustainability's theoretical and practical aspects is crucial for efficient implementation. We identified several existing and possible control systems that could lay the foundation for successful implementation of environmental, social, and governance (ESG) practices, including tangible symbols, supportive leadership, effective communication, and interactive learning. Choosing suitable KPIs will be essential in both the implementation process and sustainable development.
